Less than 10 Minutes walk from the picturesque small town of Salinas (Alicante) and only a few minutes drive to Sax is this stunning property in show-house condition.
We have a long list of clients looking for properties that have Guest Houses and they are incredibly short supply and I don´t know of any under 250,000€ that have Guest facilities like this one as the Guest House is a two bedroomed self-contained apartment with a super bathroom and kitchen/diner.
The owners have totally reformed this property using renowned builders and the highest quality materials but have kept the traditional Summer Kitchen which is alongside the Guest House and despite the Villa having an outstandingly beautiful kitchen this is where the real cooking is done, Spanish style and with so many areas to dine outside.
It´s tough to know where to really begin but I suppose we should start with the main house which is entered via a wonderful conservatory with sliding double glazed windows to take in the breeze from the mountains around the town in summer and a suntrap in the short Winter period.
Walking into the L-Shaped lounge/diner and open kitchen is delightful the whole space is bathed in natural light, I must ask about the electricity bills as they should be so much cheaper than usual as every room has light pouring in. The newly installed pellet fire can be controlled via wifi so you can operate it from your mobile phone, meaning that if you are out for the day you can switch it on ten minutes before you get home, how cool is that?
The kitchen is a dream for any cook and my wife would swap her entire handbag and shoe collection to have it. It´s like something out of a magazine, well the whole place is, to be honest.
The Master Bedroom has an en-suite bathroom and a dressing room and there is a the second bedroom which currently is fitted out for their grandchildren with an extra bed in there and, of course, there is a lovely Guest Bathroom.
The Guest Apartment/House is a 2 Bed 1 Bath and Kitchen/Diner built in the same style as the Main House and is superbly comfortable and would be ideal for achieving a rental income that paying guests would book again and again as it has privacy and is completely self-contained.
The access to the property is by tarmac roads all the way to the remote controlled gates and there is parking space for about a dozen cars I would imagine. The town is so close that it can be easily viewed from the back of the house and when I say “walking distance” I am not being a typical Estate Agent as it´s no more than ten minutes to the town which has everything you need and a host of bars and restaurants.
The grounds are what you would now expect, a beautiful swimming pool with pump and filter and security gates and a lovely terrace to relax or sunbathe on.
The land around the house is sectioned as the owners have three dogs that can have space of their own or the gates can be opened to let them roam freely, always nice to have that option when you have guests.
From the conservatory you can look out at the whole of the land that stretches quite a distance and to the mountains in the distance.
If you have a large family like the current owners you can have your own space and yet have equal space for guests and if you are looking for an income from the property then, by studying Airbnb properties, we would expect the Guesthouse to achieve 80-100€ per night.
