About this Villa

This is a beautiful villa in a perfect location just five minutes outside of Sax with excellent access by asphalt roads, the quality of the roads can be seen in the photos and breath-taking views of Sax Castle and the countryside. The villa has been prepared for sale, with the entire exterior having been rendered and repainted and a one metre high German stone border added. The whole of the ground level has had new LED, low consumption, lighting panels put in.

Remote-controlled gates take you into a driveway with parking for 7 cars and 3 Motorbikes. On the grounds are a 10 x 5 Swimming Pool with a large terrace and Roman steps, over 200 olive trees that are in production, a Casita, a fenced Kennel area a 10,000-litre water tank but the villa is connected to mains water and electricity. All the land is fenced and there are separate gates for a tractor and agricultural vehicles at the top of the land. The olive trees and the land are looked after by a local farmer and the owners receive lots of their own olive oil each year in return for their work,

There are six steps that lead up to the ground floor of the villa that takes you to the conservatory which has high quality double glazed windows and patio doors that go out to the large terrace with stunning views, especially at night when the swimming pool lights are switched on and the castle in Sax is lit up. The terrace is a very private area due to the positioning of the olive trees. The idea behind the conservatory was to have a sunroom for winter that heats up and stays warm when the sun rises at around 09:00 am, all the glass has been treated to give absolute privacy and to absorb heat and glare in the Summer.

The ground floor living area has an open plan, a large lounge/diner in an L-Shape with an open kitchen. The views whilst "washing -up" almost makes it a pleasure to do so!! There is a small hallway with two equal-sized double bedrooms, one is being used as an office and dressing room and both have air conditioning and deep fitted wardrobes with lots of cupboard space. There is another A/C unit in the lounge/diner, all the units are recently bought and installed and are maintained as is the pellet Fire also in the lounge/diner which belts out heat and is remote-controlled. The lounge/diner is a long spacious room and the two bedrooms are much more like a Northern European size, one has fitted wardrobes, and the other has been used as a Guest Bedroom and storage room. The bathroom is a big room with plenty of space for a bath if required. There was originally a bath in there but the owners changed it to a walk-in shower. There is plenty of space for a washing machine and a dryer.

The lounge/diner has a brand new very powerful Air Conditioner that heats the whole of the area. Each floor has its own hot water boiler.

When the owner´s son went to University in Madrid the apartment was successfully rented out at 700€ per month for three years.

There is a quotation of 4,500€ to add a spiral staircase to connect the two floors which would make it a more traditional 4 Bed 2 Bath Villa. The owners decided against it as they found that guests enjoyed having their own space as do the owners.

There is a decent-sized Casita at the top of the land with electricity and water and a log-burning fireplace and a terrace with a BBQ. The Casita has the potential to be converted into a garage or a Guest House or a Workshop.

Standing anywhere on the land or on the terrace or looking through any window the views are so incredible and it is so tranquil, it is hard to believe that the town is five minutes drive away and the Airport at Alicante is just 30 minutes.
