About this Villa

Superb 3 Bed Villa in a stunning location with breath-taking views, an easy stroll into town and a fun-filled exterior.

Located just outside of the lovely small town of Salinas just 8 minutes’ drive from Sax and around 40 minutes at the most to Alicante Airport is this rather amazing Villa that has tarmac access from both directions and has neighbours but is private and secluded. It is just about what everyone wants yet is so difficult to find, a country house that is close to town.

Remote controlled gates give you access to a 3 maybe 4 car professional carport and loads of other space for parking in case you decide to have a party and invite the whole town. The exterior is hard to take in at first as there are so many fabulous features.

Let us begin with the large swimming pool which has a pump and filter and a terraced area with views of mountains and beautiful countryside. Beside the pool is an Outhouse that has been converted into a bar. Bearing in mind that the owner was a publican you can imagine, quite correctly, that this is no ordinary bar. On the other side of the bar is a gas-powered hot water jacuzzi and opposite that is a Pool Room complete with bathroom, changing area and a Summer Kitchen.

A Summer Kitchen is not a BBQ, the villa has one of those as well, it´s an exterior covered kitchen that the Spanish use more than they do their interior kitchen. Bear in mind that the vast majority of your time spent in the Spanish climate is outside of the house as, even in the winter months, when the sun is shining as it does for over 300 days of the year there is so much warmth. So, what about in the winter months if there is a bit of a chilly wind? Well, the owners have thought about that by building an exterior dining area that works as a perfect suntrap as it is covered on three sides and is a stunning place to relax, have a meal, take a glass or two of wine, listen to music, read a book or just gaze at the views.

I was hoping to be talking about the interior of the Villa by now but I´ve just remembered the massive Garage that is so big, a previous owner used it as a workshop for his business and it now has an extension to the side for more shelving and storage space, oh and a proper old fashioned BBQ area at the rear with a chimney.

About a mile away from the Villa, two clients of ours applied for a “change of use” license which was dealt with quickly and successfully by the agreeable Town Hall architect at Salinas and have converted a smaller version of this garage into a two bedroomed guest house with a beautiful bathroom and kitchen. The same license would be available for this garage and the cost of a very professional and beautifully finished guest house would be in the region of 25,000€ although something more basic would, of course, be cheaper.

At last, the Villa itself. The lovely covered terrace at the entrance and then into an open plan lounge/diner/kitchen with the most fabulous kitchen island with cooker and a pellet fire in the lounge that would heat an entire restaurant and certainly ensures that this Villa is warm and cosy on cold winter nights and early mornings.

There are three double bedrooms of a typically Spanish size, smaller than their North European equivalents and a fully fitted bathroom with walk-in shower.

The owner is recently bereaved and is looking to move into the town but has expressed that she will move out straight away if necessary. This is truly an amazing opportunity for someone as a family home or even as a holiday home as it is very secure and would be easy to lock-up and leave and has neighbours who live 24/7 and are warm and friendly people. 

The expression “priced to sell” is terribly overused but this Villa really is at 175,000€.

If the garage were to be converted into guest accommodation we would be valuing it at around 230-250,000€.
